A lot of Remuera’s housing stock is pre-1940 — villas, bungalows and Arts and Crafts homes with high studs, single glazing, and often no wall insulation. Two things follow from that.

First, sizing. A 4 m × 5 m Remuera villa lounge with a 3.3 m stud and big single-glazed bay windows needs noticeably more capacity than the same floor area in a modern townhouse. Undersizing is the single most common mistake we’re called out to fix — the unit runs flat out, never gets there, and the power bill is worse than it should be. Second, appearance. On a character home the install needs planning: where the indoor unit sits relative to picture rails, scotia and windows; running the pipework through the subfloor or in trunking that follows the lines of the house rather than cutting straight across a wall; and keeping the outdoor unit off the street frontage where the site allows. It takes longer than the shortest route. It’s also the difference between an install you notice and one you don’t.

Apartments, townhouses and cross-lease properties

Remuera Road and the surrounding streets have a lot of apartments, townhouses and cross-lease sites. Those installs usually need body corporate or neighbour sign-off covering three things: where the outdoor unit is mounted, where the condensate drains to, and the noise level at the boundary. We can tell you upfront whether what you want is feasible, and put together the detail your body corporate actually asks for so approval doesn’t stall.
